Contractor reached out and a resolution was reached. We both agreed to commit to diligently working together to complete construction timely and meet quality expectations.

Should this not be met I will revise my position.

The District Manager and I came to terms. The Project Manager has met my expectations since the beginning..

Project Manager.....I just spoke with "District Manager". He obviously had talked with "Branch Manager" prior to calling me as he threw up the fact that AHP did not charge us a markup for the cabinet upgrade where the molding was raised to the ceiling.

His comment was, we did that at cost. Of course, we know the reason that was done was because "Sales Associate", under "Branch Managers" leadership, sent them the wrong specs. My wife had to drive to Valdosta and take leave from work because the two of them failed to provide the cabinetmaker with accurate info and, at "Sales Associates" request, my wife did so to make sure it was all correct. Of course its good she did or the kitchen cabinets would have been wrong as well as the island dimensions.
My point is, the interior doors chosen at the time of contract being discontinued, was not our fault either, but we are paying ($368.00) for it because the remaining standard doors will not look good in our home.

Needless to say, I will add this to the extensive list of documented items that I will be discussing with AHP ownership / corporate office once this is all done. The one item so far that will be a positive comment is you and your responsiveness!
With that said, we signed on July 31, 2020. It is January 27, 2021, so we are practically at the 6-month point. Based on the sub-contractors inconsistency with staying with the job I do not see how we can possibly be finished by March 15, 2021.

This is very frustrating and requires me to spend a lot of to my time doing AHPs job. The only contractor that has stayed with the job and finished in a reasonable time is the framer.
I will copy and send this text to "District Manager" so that what I am saying is fully transparent and on record.
Mark....this serves as official notice that I do not want "Branch Manager" dealing with my home project in any capacity. He's a very poor manager as he is unresponsive to the process and fails to manage a construction project to this customers' satisfaction. I will quote what one of AHP's subcontractors told me, if a change is not made in the management of AHPs Valdosta branch office, it will not be open in a year.

Another contractor told me that this was his first time doing business with AHP, and it will be his last.

To me these comments made directly to me from AHP subcontractors are very telling.
Unfortunately, at this point, I regret choosing AHP Valdosta to build our home. I can only hope the balance of the experience does not mirror my past experience.

Preferred solution: Provide the quality work expected, product expected and deliver in a timely manner. At minimum provide remedial training to the office and branch staff with the exception of the project manager.

The latest as of 1/3/2019.They are 3 weeks behind on closing this property. We supposed to close on the 19th of December.

Now we have to pay extra month of rent.

The ceilings still a mess after 5 times they tried to re-do. Wave lines, colors don't match, and many other issues still outstanding.Yards still unresolved.We contacted Americas Home Place corporate office twice and a regional district vice president is responding to out concerns and is investigating.

A temporary electricity pole was on site. They charged us $600 for generator they claimed they used for construction.

Not going to pay it.We contested and they have options to remedy this. Just want to bring this up because they are trying to get as much $$ as possible.

We did our homework and researched the company, even visited 3 different locations in two states before we decided to go with AHP. Our experience with Americas Home Place in Knoxville, TN has been nothing but headache from the start right after we signed the contract in May 2019.
Communication has been very poor.

In the beginning they refused to give site / project manager's phone number. Only way we get to talk to manager was through their main number. This was difficult to communicate directly; they finally released after we insisted on talking to project manager.
Midway through the project we feel we need a new project manager. We insisted a new one.

Communication was better but not much better on the quality AHP promised. We don't have a trust in this company.
For a period of 6 weeks or so after the contract signed the lot we purchased to build our home sits there with no activity. Finally, August 16th ground break and footer got started. Numerous attempts to get a schedule for the house, so we can get an idea when the house will be completed, and they failed to provide.

They finally released the Excel spreadsheet with completion date of December 13, 2019.
During the construction phases there were many issues. Trusses and fascia problems. They can't get these to match. Uneven, warp lumbers were used.

They did a lot of patching to make things to code so can pass inspection. We asked them to re-do three times and finally they got it done but it looked bad. They had issues with joining the trusses.
Framing of the house created some issues too. They were large gaps between plywood.

They fixed with 2×4 nailed to cover the gaps.
Warp 2x4s in some areas of the house. They wouldn't replace until we demand.
There were large gaps and visible holes after the roof was completed. They didn't want to fix the holes and was told those were normal. After a few weeks we fought and demanded that they put a plywood to cover the holes.

They didn't do that. They put a 2x4 nailed to patch the holes.
Sub floors issues. They can't get the floor to level and the sub floor squeak. It failed inspection due to peers not contact with beam.

They had to re-do to get it passed. Hardwood floors squeak in numerous places.
Driveway / walkway / steps - crooked steps and unleavened walkway. Failed inspection and they had to redo the steps again. still not level but enough to pass inspection.
They had to re-do the plumbing because they ordered the wrong bathtub.

Shower tub had to replaced due to cracked. What disturbing was they knew it was cracked and went ahead and installed it.
Uneven front porch cement pad. Because of this the porch was uneven, and they had to re-do the unstable porch.
Cheap bricks. The bricks have some sort of texture and starting to peel off in many places.

It looks ugly.
Drywall. They rush to get drywall done. They are having issues with butt joint. Tape not fully embedded in compound.

Lack of drying time between coats and before painting results in poor joints. After 5 tries to get the ceiling done they still cannot get it right. This caused delayed, and we can't close on the house.
Cabinet wrong side. They had the wrong cabinet installed and had to re-order a new one.

Light fixtures were placed in wrong place. They fixed them.
Attic insulation. Failed inspection didn't have enough R-Value to meet code.
Grading issues. They are having problem getting the final grading done.

Much of the lot still filled with clumps of dirt about a foot high all over the site. They simply put straws on top of the uneven yard and called it finished, so they can get the final Certificate of Occupancy. They offered options to remedy the problems.
They didn't clean-up after. Site was trashy and accountable for.

Complaints from neighbors on trash bin left too long on site. Materials left unattended and uncovered.
What they did well:
Siding was very good. That was because the technicians took time to do it right the first time. Very proud of the sidings they did for this property.
Bottom line:
We think the company has some happy customers out there.

From our experience Americas Home Place failed to meet the minimum building of a house standards. They claim... Board by board, brick by brick, mastering the art of building is both the journey and the destination for our company.
Not in the case of building our house. We are so disappointed with the patching job they did and that we are willing to offer Americas Home Place to buy the house back.
Be careful and do your research.

More importantly stay on top of tasks if you hired them. It was a tragic mistake to hired Americas Home Place to build our dream home.

What we got was an unfinished product and spent over 300K on it. We regret our decision to go with Americas Home Place.

I have nails running through drip edge and all sorts of mishap during the build.

Our latest issue is MOLD form their faulty air handler and they are denying that there is mold. I'm beside myself!

I'm so sorry to hear all this. We are currently building with America's Home Place in Tennessee too and we resonate with quite a few of your comments.

1. Patching to pass inspections 2. Warped lumbers in essential places (structural issues) 3. 2x4's used to cover gaps (Piecemeal looking!) 4.

Told *** in the roof is normal. 5. Sub floors placed without proper spacing and is noisy when walked on 6. Installed cracked/broken shower/tub 7.

Grading issues/Draining issues 8. Trash left all over the property 9. New building materials left on the ground and left in rain. All of these things you have dealt with sound to us like we are reading our own story.

It's terrible. We hope there's enough time for them to redeem themselves but as time goes by we lose more and more hope.

I am the person that left the review about talking about the issues we found. We have an update and are fairly satisfied at this point and time.

We are still in the beginning phase where the home is not yet "dried in". We had a team meeting with a top executive and our building team today and we admired their constructive feedback to one another along with taking the time to address our concerns and even catch some that we didn't. They worked with us on a decision addressing a city code issue (in the area we are building it is a little more strict with things) and AHP offered us a great resolution that makes us feel taken care of. We will even get a credit of funds back...so that's always nice.

The patches they have made for us seem reasonable now and they have given us their word that they will monitor closely moving forward to make sure our concerns are addressed with some other "common" issues. They do seem to have a great team approach and I do admire that. I like that they took the time to make us feel heard today and created a punch list as a team with us. At no point were we told we were wrong or that we had to pay for anything that isn't exceptional or to our liking.

There was no pressure and truly a focus on what is best for us as the consumer. We really appreciate that. Moving forward we truly hope to see more progress and the time they took today to meet with us and help alleviate our fears was commendable. I'll be sure to follow up and leave feedback along w/ a review and images when our build is completed.

It's terrible. We hope there's enough time for them to redeem themselves but as time goes by we lose more and more hope.

America's Home Place built our house 16 years ago in Columbia, Tennessee. After all this time, we still love our house!

We have had no problems with the house at all and if we were to build another house, we wouldn't hesitate to use America's Home Place again.

Before building, my husband and I talked with other couples who went through the building process and so many of them talked about how stressful it was and how they practically divorced before it was over with. That was not the case with us. The process went smoothly and America's Home Place did exactly what they promised they'd do. Our completion date was pushed back a bit, due to bad weather that year, which was beyond their control, but otherwise, it was great.

The people we worked with were friendly and professional. We have often said that we could build this same house again and the only change we would make would be adding a couple of extra electric outlets.

During the building process, a carpenter working on our house (who was sub-contracted by AHP) told us he was impressed with the high standards by which America's Home Place worked. He said most other places who hired him just made sure they met minimum requirements, but that America's Home Place was more interested in quality; they went beyond just meeting the minimum.

When we built this home, we had 3 children and my mother living here with us. Now it is just the two of us and a few cats.

As we enter our retirement years, our house is still low maintenance and convenient and we think it will serve us well.

This home has been an integral part of our lives and the lives of our children. When they come to visit, this is the place they call home.

We are in very hard times, trying to work in all this crap, these people are so ugly and refuse to pay for a wonderful services because they don't have a credit card. What kind of business would stiff a family own company trying to make it, in these hard times. The woman I spoke with was so rude and she was laughing about the fact she was not going to pay because we need a credit card for the first payment.

They gave me a full refund, They cost me an extra 132,000 that was to go towards my building of my home! forced to pay off land which was not agreement with land seller.

Also promised to complete a built in 3 to 5 months when it came down to it they told me they couldn’t even give a date.

Which in turn I leased my apartment, short term going on there dates which was a lie. Delayed building of my home which has cost me extra apartment rental!

My Dream Home has become a NIGHTMARE!

The entire team at America's Home Place are committed to bringing the best possible outcome to their clients. We would highly recommend building with AHP!

The whole team made building a great experience from the very start when we inquired with Ms. Sondra Thirston at the Gainesville, FL location. She was very attentive and informative which was especially helpful being first time home builders. We are still at pre-build stage, but have every confidence going forward to construction.

The whole team is always available to answer any questions we have. I have no hesitation in recommending America’s Home Place to anyone considering building in the Greater Jacksonville, FL Area.

We started this process in June 2019 and was given a verbal completion date of Christmas 2019. They are nearly five months behind on this property. We had to pay five extra months of rent.

The review at the beginning of this one was mainly about AHP’s Gainesville front office staff, Ms. Sondra Thirston. She did an amazing job but the problems with AHP started once our build began.

We thought we did our homework and researched the company in depth. We even visited a friend’s home built by AHP five years earlier.

Her home is beautiful! She was very happy with her build.

Communication with AHP has been very poor. From the beginning, we had issues with the Project Manager not showing up when he was supposed to. He would tell us that he would be at the house and wouldn’t show up until the next, at the earliest.

We informed the General Manager of the PM’s neglect for our property, he assured us the Program Manager would complete the home before Christmas and he had complete confidence in his ability to do that. We continued to have problems with the PM but pressed on. We were never provided the spreadsheet that listed the completion date for our home. We were only given a verbal completion date of Christmas 2019.

We’ve had problems throughout the construction phases.

Our materials were left out in the elements. They used warp lumber among the other materials that was left out for months. We visited a couple of their other homes in the process of construction and one home in particular had all their materials on the inside of the home. I thought they would have an enclosed trailer to utilize until the home was structured enough to leave the materials indoors.

This didn’t happen until much later in the build. There were large gaps and visible holes after the roof was completed. They used 2x4 to cover holes and gaps in the boards. They had plenty time to repair this properly but did a shoddy job.

We have warped and wavy walls. They tried correcting it but it didn’t work.

We fell in love with the cabinets from the showroom. They were the greysee stained cabinets. However, what we received wasn’t the stain we ordered.

We explained the defect to AHP prior to the granite contractor arriving. However, AHP felt the cabinets were correct and had the granite contractor continue without changing the cabinets. Our kitchen is the focal point of our home and the cabinets are an unacceptable eye sore. Albeit functional, they are not what the builder and I contractually agreed on.

The builder has offered compensation but only a portion for the cabinets.

The subpar contractors they hired for our build were nasty, rude and disregarded our property. They left beer cans all over the property, they didn’t clean up, purposely left foot prints on base boards and paint on the siding of the house. The painters have been called out numerous times do to their lack of understanding that the paint will dry between coats. They didn't use the same amount of coats throughout the home.

This caused splotches, uneven and discolored portions throughout the home. They had to be reminded to paint behind one of the bedroom doors; our master bedroom, closet and bathroom were two different colors. Some of the repairs are complete but others are not. We haven't signed off on the last draw of funds.

They're only interested in getting the balance and are not concerned with the house being complete.

Best part about our home is the granite. The granite contractor was respectful, neat and he did an amazing job!

We are not happy with the workmanship/craftmanship of our new, custom America’s Home Place home. We are willing to sell it back to AHP, with the additional cost of our land. It was a tragic mistake on our part to trust and hire America’s Home Place to build our dream home.

We have an unfinished product that has cost us almost $300k. We regret choosing America’s Home Place.

At this very moment, the division president has travelled from Valdosta, GA to repair some items the Project Manager assured us were complete.

Duct work is shabby. Leaks and too many feeds off in attic. No inspection sticker never attached.

Shabby duct work. We are older people didnt never go in attic.

Have been having trouble with air conditioning unit and duct work.

Several years trouble. Work does not look professional at all.

Run do not use this company

I went down and met with the Macon office. I brought back my PW with my approval from my bank.

We drew up plans and were going forward. Some one names Chris called me after I had a few questions when the amount increased 8,000.00 . He was rude and started off with this I guess we aren't the builder for you if you are questioning me. Never meet the man in my life might I add.

After several RUDE calls he agreed to meet me at the site. I recorded the whole conversation.

This guy needs mental help. I am going to move forward with another company and hopefully will get my $1000.00

Its 2020 and this location has proven to be a place that women and minorities are treated disrespectful. I am planning on following up with legal action.

Leaking in attic plus unit has rusted plus no inspection sticker of being inspected.

Leaky attic rusty unit duct work is lousy. Look like the people installed the duct work were practicing.

We had a home built in Franklin N.C. in 2012.

Overall I was very happy with the home and the build quality.

Josh Proctor the contractor was honorable and took care of every complaint we had and there were a few minor issues. I think America's Home Place rises and falls on the local contractor/engineer and Josh Proctor was exceptional.

Oh my! This is somewhat refreshing to see.

We HOPE to goodness that America's Home Place will redeem themselves with us. Currently they are less than we expected and it's super disappointing. We have a few major issues and several minor issues.

Did you find that they addressed them immediately or did it take a while? We seem to be pedaling uphill to get things corrected.
